How Do You Know if You Need a Free Roof Inspection?
Most people aren’t very good about keeping up with roof inspections – so you’re definitely not alone. However, you should schedule a free roof inspection if it’s been more than a year since the last time you’ve had a professional look at it. Even if you’ve had a free roof inspection in the recent past, it’s important that you schedule one today if you:

First things first: If you notice a leak in your home, take steps to catch the water coming from it. Try to locate the source of the leak, as well, and remember that roof leaks often start far from where you actually see the water. You should call a professional immediately if you suspect that your roof is leaking.

Your shingles and roof tiles are your roof’s first line of defense against the elements. They’re there to protect the roofing materials that lock out water and protect the wood that holds up your roof.
If any of your shingles are missing, cracked or damaged, you should get a free roof inspection right away (and the same is true for tiles). Even a small spot of damage can allow water to get into your roof, and if that happens, your roof issues can become substantially more serious.
You should also look for shingles that are curling up at the edges, appear to be loose, or are missing granules. Shingles with missing granules look like they have “bald” spots on them.
Likewise, if you notice shingle granules in your gutters, around your downspouts or on the ground outside your home, you may have shingles that just aren’t able to perform – and you should have your roof inspected by a professional as soon as possible.
Poor Temperature Regulation in Your Attic
Your attic should have a good ventilation system, which helps prevent moisture buildup. If it doesn’t, you may feel super-hot or super-cold air (depending on the weather outside) inside your attic. Although this poor temperature regulation isn’t an emergency, you should look for signs that moisture is building up. You may notice dark streaks on your attic’s rafters, see mildew or mold growing in dark areas, or even notice condensation or frost on some of the wood in your attic. If you notice any of these signs, it’s a good idea to get in touch with a roofing contractor to schedule a free roof inspection.
Moisture in an attic is never good news. Moisture creates a perfect opportunity for mold to grow, which can cause serious health problems; it can also cause the wood that’s holding up your roof (or the wood that’s providing structural stability to your home) to rot. If you see blistering or peeling paint on the wood near your gutters, it can mean that your gutters have backed up and created pools of water. If the wood beneath the paint is waterlogged, it can cause structural problems for your roof – and in the worst cases, it can cause an entire roof to collapse.
Although cleaning your gutters is a good preventive measure to take, you can’t always control what happens – so you should periodically check the boards that run alongside your gutters to visually inspect them for damage. What Should You Ask Before and After a Free Roof Inspection?
Check out the questions you should ask your roof inspector before and after an inspection:
- What materials did the last roofers use? Your inspector will be able to tell you what types of materials are up there, as well as whether there are newer, better alternatives that can make your roof more efficient.
- Is the ventilation in good shape? A good roof inspector will check the ventilation system in your attic and let you know how well it’s performing. If you need new roof vents installed, your inspector will let you know.
- What issues should I address? Your roof inspector will look at every component of your roof, including its overall structure – so he or she will be able to tell you exactly what (if anything) is wrong up there. Your inspector will also tell you how you can fix the issues, and whether you can make minor repairs or you need a complete roof replacement.
